A Guide: What to Expect from a Home Inspection

A home inspection is a thorough examination of a property's structure, systems, and components. The goal is to identify any significant defects or issues that could affect the home's value or your safety. Think of it as a detailed check-up for your prospective new home aimed at uncovering any hidden problems.



Scheduling the Inspection

Once you’ve made an offer on a home and it’s been accepted, you'll typically have a period to arrange for a home inspection. This is usually within a week or typically 5-7 business days. It's best to schedule your inspection as soon as possible to ensure you have ample time to review the findings and negotiate repairs if necessary.


Who Conducts the Inspection?

A Certified Master Inspector will conduct the inspection. These professionals are trained to evaluate the condition of various aspects of the home, from the roof to the foundation. They use specialized tools and techniques to assess the property thoroughly.


What the Inspector Will Look At

During the inspection, the inspector will examine several key areas of the home:


  • Roofing: The inspector will check for any signs of damage or wear and tear.
  • Exterior: This includes the foundation, siding, windows, doors, and grounds.
  • Structure: This will include the attic, crawlspace, roofing structure (Interior/Exterior), walls, floors,

        foundation and basement

  • Interior: The inspector will examine walls, floors, ceilings, and major appliances.
  • Electrical Systems: This involves checking the wiring, outlets, and breaker panel.
  • Insulation and Ventilation: The inspector will look at the insulation and ventilation throughout all parts of the home
  • Plumbing: They’ll look at pipes, fixtures, and water heaters for leaks and proper function.
  • HVAC Systems: The heating and cooling systems will be assessed for efficiency and proper operation.
  • Garage (s):  The ceiling, walls, and garage slab will be looked at, among other things like the automatic garage opener, stairs, and the garage door itself.

The Inspection Report

After the inspection, you’ll receive a detailed report outlining the findings within 24 hours. This report will include:

  • A Summary of Major defects and Safety Concerns: Any significant problems that could affect safety or require costly repairs.
  • A Summary of Minor defects and Maintenance Issues
  • Photographs: Visual documentation of areas of concern.
  • Recommendations: Suggested repairs or maintenance tasks.

Reviewing the Report

Take your time to review the inspection report carefully. It’s often helpful to go through it with your real estate agent or a contractor to understand the implications of any issues found. Some common concerns might be minor repairs or maintenance items, while others could be more serious, like structural issues or outdated systems. Before finalizing the purchase, it’s a good idea to do a final walk-through of the property. This ensures that any agreed-upon repairs have been completed and that no new issues have arisen. Once you’ve moved in, use the insights from your inspection report to keep up with regular maintenance. Addressing small issues promptly can help prevent them from becoming bigger problems down the road.
